Guesthouse and Hotel Management in Malta: Why More Owners Are Outsourcing Operations
Malta is in the middle of a genuine guesthouse boom. Since 2024, the Planning Authority has approved 220 new tourism accommodation establishments — 62 hotels and 158 guesthouses — adding more than 5,200 rooms to the island’s stock. On current approvals, the number of guesthouses is set to more than double. It’s one of the fastest-growing segments in Maltese tourism, and it’s easy to see why: boutique guesthouses suit Malta’s character, planning routes for smaller properties are more accessible than for full hotels, and demand from OTAs and independent travellers has never been stronger.
What’s less straightforward is what happens after the keys are handed over. Running a guesthouse or small hotel properly means marketing across dozens of booking channels, answering guest enquiries at all hours, staffing reception, keeping every room spotless between changeovers, fixing what breaks, looking after guests once they’ve arrived, and pricing rooms correctly night by night. For a 10 or 15-room property, employing a cleaner, a receptionist, a maintenance person, an operations manager, a revenue manager and a concierge simply doesn’t add up financially. Yet cutting corners on any one of these areas shows up quickly in reviews, occupancy and owner returns.
This is precisely the gap Buena Vista was built to fill. We run the full operation of guesthouses and hotels on behalf of owners — from a handful of rooms up to mid-large properties of 100 rooms — as a single accountable team, without subcontracting any part of the service.

What Our Full-Service Guesthouse and Hotel Management Covers
Owners who come to us are usually already stretched across several of the following. We take on all of it, as one coordinated operation rather than a patchwork of freelancers and agencies.
- Marketing across 30+ OTAs. We manage listings, rates, availability and content across more than 30 online travel agents, including Booking.com, Expedia, Airbnb and Hotels.com, alongside direct channels. Every listing is optimised for visibility and conversion, and kept consistent across all platforms so you’re never underexposed on the channels your guests are actually booking through.
- Reservations and customer service. From the first enquiry to check-out, our team handles booking queries, confirmations, special requests and guest communication in multiple languages, so no enquiry goes unanswered and no booking is lost to a slow reply.
- Reception services. A staffed, professional front desk covering check-in, check-out and day-to-day guest queries — giving your property the same welcome a fully-staffed hotel would offer, without you having to recruit, train and roster reception staff yourself.
- Our Travel Companion app. Every guest gets access to our custom-built Travel Companion — covering check-in instructions, house rules and video how-to guides for anything in the property, plus an AI chatbot that answers common questions instantly and a browsable menu of add-ons and excursions to book directly. It resolves the repetitive queries that would otherwise land on reception at all hours, and gives guests a slicker, more independent stay without ever leaving them unsupported.
- Housekeeping and cleaning. Our own cleaning teams manage turnovers, linen and standards inspections, on a schedule built around your booking calendar. This is in-house, not outsourced to a rotating cast of third-party contractors, which is precisely why standards stay consistent.
- Maintenance. A dedicated maintenance service that responds to issues before they become guest complaints or bad reviews, and keeps the property in the condition your rates depend on.
- Concierge services. Restaurant bookings, local recommendations, airport transfers and the small touches that turn a good stay into a five-star review — handled by people who know Malta and Gozo well.
- A dedicated Revenue Manager. Pricing is never left on autopilot. Your Revenue Manager actively adjusts rates against demand, seasonality, events and competitor pricing across every channel, supported by our own AI-driven pricing tools that flag rate opportunities and risk faster than manual review alone. That combination — an experienced Revenue Manager backed by AI — is what keeps us ahead of management companies still pricing by instinct or spreadsheet, and it’s how you capture the rate the market will actually bear rather than a flat, guessed-at price.
Two Ways to Work With Us
We know owners have different appetites for risk and involvement, so we offer two commercial models.
- Commission-based management. You retain ownership of the revenue relationship and we manage the property for a percentage of turnover. You benefit directly from strong seasons and stay closely connected to how the property performs, while we carry the operational load.
- Guaranteed Income. For owners who want certainty over upside, we take the property on a long lease and pay you a guaranteed rent, regardless of occupancy or seasonal fluctuation. We then run and monetise the property ourselves. This suits owners who want predictable, hands-off income and no exposure to the day-to-day performance of the business.
Which model makes sense depends on your goals, your property and your appetite for variable income versus fixed certainty — it’s a conversation we’re happy to have property by property.

Built to Scale: From Boutique Guesthouses to 100 Room Hotels
A management company that’s only ever run small guesthouses can struggle when a property grows past a certain size, and one built for large hotels can be a clumsy, over-engineered fit for a boutique guesthouse. We’ve managed both ends of that range and everything in between, which means the structure we put around your property is sized to it — not a generic template.
For a small boutique guesthouse, that might mean a lean, tightly coordinated team covering reception, housekeeping and guest communication. For a 100-room property, it means a fuller operational structure with shift-based reception, larger housekeeping teams, a dedicated maintenance presence on site, and revenue management working across a much larger and more complex rate calendar. In both cases, the standard of oversight and the principles behind how we run the property don’t change.
Why It Matters That We Don’t Subcontract
A lot of management arrangements in Malta are, in practice, a broker relationship — a company takes on your property and then hands cleaning, maintenance, reception or guest support to third parties they don’t directly manage. When something goes wrong, accountability gets diluted across several companies, none of whom answer to you directly.
We don’t work that way. Every service we’ve described — marketing, reservations, reception, housekeeping, maintenance, concierge and revenue management — is delivered by our own teams, managed directly by us. If there’s an issue, there’s one company to speak to, one team to hold to standard, and one point of accountability for how your property performs. For owners handing over a significant asset, that’s not a minor detail — it’s the difference between genuine peace of mind and hoping a chain of subcontractors all do their job.

Common Questions from Guesthouse and Hotel Owners
Do I lose control of my property if you manage it?
Under commission-based management, no — you remain the owner and retain visibility over performance, pricing decisions and how the property is run; we simply execute the operation. Under Guaranteed Income, you hand over day-to-day operational and revenue decisions in exchange for a fixed rent, but the property remains yours.
Can you manage a property that’s already trading, or only new openings?
Both. Most of the guesthouses and hotels we take on are already operating, often with an existing team or a previous manager, and we transition them across without disrupting bookings already on the calendar.
What size property do you work with?
Everything from a handful of rooms to mid-large properties of 60 to 100 rooms. The service scales to the property rather than forcing a fixed structure onto it.
Do you only work with Booking.com and Expedia, or the full range of OTAs?
We manage listings across more than 30 OTAs, not just the two largest, which matters for exposure to the different guest segments each channel reaches.
Is This Right for Your Property?
If you own a guesthouse or small hotel in Malta and are weighing up whether to build an in-house team or bring in a partner to run it professionally, the maths increasingly favours the latter — particularly at the boutique end of the market, where employing a full complement of specialist staff rarely justifies itself against the revenue a smaller property generates.
Buena Vista has managed properties across this exact spectrum since 2008, from individual short-let apartments to full guesthouses and hotels, and we bring the same operational discipline to every size of property we take on.
